Description

Manage the acquisition, management and disposal for all facilities, site acquisition and leasing of space. Review lease document language for administrative/liability problems. Establish productive business relationships with all levels of customers, business partners and vendors. Responsible for building business unit relationships, accurately setting and meeting expectations. Provide business partners with a proactive, knowledgeable point of contact and communicator for key real estate issues. Perform as Portfolio Steward for Express, DGF and/or E-commerce in a sub-region or country.

Responsibilities
  • Responsible for overall performance and results of leasing program
  • Will use CRE guidelines and governance to administer leasing program
  • Negotiates and approves lease agreements with customers and potential customers
  • Formulates lease agreements for customers and potential customers
  • Directs efforts of contractors and developers who perform leasehold improvements and build-to-suit for lease transactions
  • Formally communicate with appropriate division representatives to determine real estate requirements, reach agreement and insure compliance with expectations
  • Develop leasehold budgets for use in annual budgets
  • Deliver leasehold solutions in accordance with established timelines and budgets
  • Generate income and cost savings

Competencies
  • Enable / Implement / Ensure CRE services. Provide CRE service and support to specific business area(s) of medium scale/ complexity e.g. Cluster or cross-business
  • Ensure CRE service delivery, process improvement, change implementation of financial changes
  • Handle and resolve complex and more difficult CRE issues
  • Manage service relationship with specific business unit/ area for range of CRE services
  • Develop CRE solutions that reflect best practices and work across multiple business areas/ geographies
  • Focus on ensuring positive business impact of CRE within own area

  • Manages and accountable for the financial performance of a business area, ensuring that their teams have in place the systems required to manage costs, revenue and profitability in line with market opportunities
  • Adapts their own communication style, approach, level of message and choice of media as appropriate to reflect the needs of a wide variety of audiences and situations, and help their teams to do the same
  • Knowledgeable in main products, services and business processes of their key business and basic knowledge of all other divisions
  • Uses business knowledge and market data to develop solutions and establish clear priorities for actions to increase performance of the division
  • Contributes to strategic discussions with business partners / customers
  • Uses deep knowledge of real estate terminology and principles in two or more specific areas of expertise
  • Applies broad / deep real estate knowledge to mostly complex issues
  • Advises the respective level of management and others on consequences of business decisions on compliance

Qualifications
  • 5-7 years of relevant Commercial/ Corporate Real Estate experience (Developer, Property Leasing Agencies, Brokers, large corporations In-House Real Estate Specialist)
  • Real Estate Broker's license and/or related certification a plus
  • 1-2 years leadership experience (staff or vendor leadership)
  • Relevant University Degree e.g. in Business, Architecture, Engineer, or Real Estate related field
  • Membership in Professional Real Estate Institutions preferred, e.g. Royal Institution of Chartered Surveyors, NAIOP, SIOR
  • English/ local language as needed
